Confirm the delivery timeline
Build time, permit delays, and weather can push move-in dates. Ask for a written completion window and what happens if the builder misses it.

Read the builder contract separately from the MLS purchase contract
Builder contracts are written by the builder's attorney. Have your own agent or attorney review escalation clauses, deposit forfeiture, and upgrade-change policies.

Understand the warranty
One-year workmanship, two-year systems, and ten-year structural are common — but coverage varies. Ask what's excluded and who handles warranty claims after closing.

Compare incentives apples-to-apples
A 3.49% rate sounds great, but check whether it requires using the builder's preferred lender and whether the closing credit is larger than the rate savings over time.

Visit the model — then visit the actual lot
Models are loaded with upgrades. Walk the actual homesite for solar orientation, backyard slope, neighbor proximity, and noise before you commit.

Ask about the construction superintendent
The builder brand matters, but the local superintendent runs your job. Ask how often you'll get walkthroughs and who to call with questions during build.

Get a pre-closing inspection
Even new homes have defects. A third-party inspection at framing and final walkthrough can catch issues while the builder still has incentive to fix them.
